We’re seeing the biggest inventory spike in years

  • +60% Inventory YOY (Year-over-Year)
    July 2025 recorded the highest number of homes for sale since 2020.

  • Homes taking longer to sell – now averaging 30 to 91 days on market

  • Median home prices in Irvine are up 2–5%,
    with average price per square foot at $838

  • 🔻 23% of homes sold below asking price

What this means: The pace is slowing, and buyers now have more options, while sellers need to adjust expectations.
